PROPERTY TAX CONSULTANT GUIDE

When to Hire a Property Tax Consultant

Not every property tax issue requires professional help — but most commercial appeals do. Here's how to know when it's time to bring in an expert, and what to look for.

DO YOU NEED HELP?

4 Signs You Should Hire a Property Tax Consultant

If any of these apply to your commercial property, working with an experienced consultant will likely save you more than going it alone.

Your Taxes Jumped After a Purchase

In Michigan, buying a property triggers uncapping — your taxable value resets to the full assessed value. A consultant can challenge both the assessed and taxable value to minimize the impact.

You Own Multiple Commercial Properties

Portfolio owners often overpay across multiple properties. A consultant can review your entire portfolio, identify the strongest appeal candidates, and manage all filings simultaneously.

Your Assessment Exceeds Market Value

If your assessed value is higher than what your property would sell for — based on comparable sales, income, or condition — you're overpaying. A consultant knows how to prove the gap.

You've Never Appealed Before

Properties that have never been appealed often carry inflated assessments that compound year after year. A first-time appeal frequently produces the largest savings.

CHOOSING THE RIGHT FIRM

What to Look for in a Property Tax Consultant

Not all property tax firms are equal. Here's what separates experienced commercial consultants from the rest.

01

Commercial Property Experience

Make sure the firm specializes in commercial properties — not just residential. Commercial appeals require income analysis, cap rate knowledge, and experience with tax tribunals that residential firms don't have.

02

Contingency Fee Structure

The best firms work on contingency: no savings, no fee. This aligns their incentives with yours and eliminates your financial risk. Be cautious of firms that require large upfront payments.

03

Track Record with Verifiable Results

Ask for specific examples of savings they've achieved for properties similar to yours. A credible firm will share case studies, client references, and aggregate results without hesitation.

04

Local Jurisdiction Knowledge

Property tax rules differ significantly by state and even by county. Your consultant should know the specific procedures, deadlines, and tendencies of the assessors and tribunals in your jurisdiction.

05

Full-Service Appeal Management

Look for a firm that handles everything — from the initial assessment review through evidence preparation, filing, negotiation, and hearing representation if needed. You shouldn't have to manage the process yourself.

NO SAVINGS, NO FEE

How Contingency-Based Property Tax Consulting Works

The contingency model is simple: the consultant takes on all the risk. If they don't reduce your taxes, you pay nothing. This is why experienced firms are selective about the cases they take — they only pursue appeals they believe will succeed.

No upfront fees, retainers, or hourly charges

Fee is a percentage of actual tax savings achieved

You only pay after your tax bill is reduced

The consultant's incentive is aligned with yours — maximum savings

Most reputable commercial property tax consultants work on contingency — meaning you pay nothing unless they reduce your taxes. The typical contingency fee ranges from 25% to 40% of the first year's savings. There are no upfront costs, retainers, or hourly fees. For a detailed breakdown, see our guide on property tax appeal costs.
A property tax consultant specializes in property assessments, valuation, and the appeal process. A tax attorney handles broader tax law issues. For most commercial property tax appeals, a consultant with assessment expertise is all you need. Some firms, like EPTA, work with affiliated attorneys when cases escalate to formal tribunal hearings.
You can, but commercial appeals are significantly more complex than residential ones. They require detailed income analysis, comparable sales research, and knowledge of tribunal procedures. Most owners who try DIY appeals leave money on the table — or have their cases dismissed on procedural grounds. See our guide to the appeal process for what's involved.
Look for a firm with a verifiable track record in commercial property tax appeals, references from other commercial property owners, and transparent fee structures. Be wary of firms that charge large upfront fees, guarantee specific results, or pressure you to sign long-term contracts. A legitimate consultant will explain their process and fee structure clearly before you commit.
Ideally, as soon as you receive your assessment notice — or even before. Filing deadlines are strict (May 31 in Michigan, March 31 in Ohio, 45 days from notice in Indiana), and consultants need time to analyze your property, gather evidence, and prepare your case. Waiting until the last minute limits your options.
At minimum, have your most recent assessment notice, property tax bill, and basic property details (address, size, property type, occupancy). If you have income and expense statements, those are helpful too. A good consultant will tell you exactly what else they need. Our evidence guide covers what to gather in detail.
